When you list on Flatmates, you join a community built on trust. These standards exist to protect renters, maintain host reputation, and make Nigeria's rental market work better for everyone.
Listing principles
Be accurate and honest
Represent your space truthfully. Photos should reflect the actual condition. Prices must include all fees. Misleading listings will be removed.
Treat all guests fairly
We have a zero-tolerance policy on discrimination. You cannot decline a booking or behave differently based on ethnicity, religion, gender, or disability.
Maintain a safe space
Your listing must meet basic safety standards: working locks, smoke detectors in kitchens, and safe electrical installations. We audit for compliance.
Communicate respectfully
Respond to enquiries within 24 hours. Treat every prospective tenant as you'd want to be treated. Rude or discriminatory messages will result in account suspension.
Protect tenant privacy
Never share a tenant's personal information with third parties. Do not conduct unauthorised property visits without at least 24 hours' notice.
Follow Nigerian tenancy law
You are responsible for complying with the Tenancy Laws of Nigeria. Flatmates provides resources, but you must understand your legal obligations.
What's not allowed
Hosts who engage in the following activities will face enforcement action, up to and including permanent removal.
Advertising properties you don't own or have no authority to lease
Collecting payment outside the Flatmates platform for bookings made through us
Discriminating against any protected class under Nigerian law
Misrepresenting property condition, amenities, or location
Harassing, threatening, or engaging in abusive behaviour toward tenants
Providing false identity documents during verification
Subletting a property you've booked as a renter without host permission
Operating an unregistered short-let in states where registration is required
Enforcement
Minor violations (e.g. slow response, minor inaccuracies) - written notice and guidance issued.
Moderate violations - listing removed from search until the issue is resolved.
Serious violations or repeated offences - full account access revoked.
Fraud, illegal activity, or serious safety violations - permanent ban and potential referral to authorities.
Report a violation
Seen a listing that violates our standards? Report it and our trust team will investigate within 48 hours.
Submit a reportAppeal an enforcement decision
If your listing has been suspended or your account actioned, you can appeal any decision within 14 days.
