The two days that generate the most disputes - move-in and move-out - are also the easiest to get right with a short checklist.
Do a joint walkthrough at move-in
Photograph every room together with the tenant and note existing damage. This single habit prevents almost every deposit dispute.
Confirm utilities are working before handover
Power, water, and any shared meters should be checked and readings recorded on the day the tenant gets keys.
Give written notice before move-out
However your lease defines the notice period, put the move-out date and process in writing. Repeat the same walkthrough-and-photograph process on the way out.
