Shortlet cancellation policies explained

Each shortlet host on Flatmates Nigeria sets their own cancellation policy - Flexible, Moderate, or Strict. The policy is shown on the listing page and on your booking confirmation. Always check it before paying.

  • Flexible - full refund (excluding service fee) if cancelled at least 24 hours before check-in
  • Moderate - full refund if cancelled 5 or more days before check-in; 50% refund if cancelled within 5 days
  • Strict - 50% refund if cancelled at least 7 days before check-in; no refund within 7 days of check-in

The Flatmates service fee (charged at booking) is non-refundable on guest-initiated cancellations, regardless of policy. The caution deposit is always fully refunded for pre-arrival cancellations.

How to cancel a shortlet booking

To cancel your shortlet booking, go to your Bookings dashboard, select the booking, and tap 'Cancel booking'. The screen will show you exactly how much you will be refunded based on the host's policy and the current date.

Once you confirm the cancellation it cannot be undone. If you want to modify your dates instead of cancelling, use the 'Change dates' option - some hosts can accommodate a date change without applying the cancellation policy.

How long does a refund take?

Refunds for shortlet cancellations are initiated within 24 hours of your cancellation. Depending on your payment method:

  • Debit card (Visa/Mastercard/Verve) - 5 to 10 business days (your bank processes the credit)
  • Bank transfer - 1 to 3 business days
  • OPay, Kuda, or PalmPay - usually same day or next business day

If you have not received your refund after 10 business days, contact Flatmates support with your cancellation reference number. We will trace the refund with Paystack and your bank.

If the host cancels your shortlet booking

If a host cancels your confirmed shortlet booking, you receive a 100% refund of everything paid - including the service fee and caution deposit. You will also receive a booking credit of 10% of the original booking value, valid for 90 days, to use on your next Flatmates Nigeria booking.

Host-initiated cancellations also trigger a review of the host's account. Hosts who cancel confirmed bookings repeatedly face temporary suspension and may have their Instant Book feature removed. If your host has cancelled and you are stranded in a city, contact support immediately - we will prioritise alternative accommodation assistance.
